A full-floor transformation spanning 80,000 square feet across the 22nd and 23rd floors at 22 Vanderbilt. The project introduces a public assembly space anchored by a high-end client cafe, expansive boardrooms with Modernfold partitions and conference rooms featuring specialty finishes such as broadloom carpet, fabric-paneled walls and elevated lighting. An interconnecting stair links the reception area to the main cafe, enhancing flow and connectivity.

The workplace includes more than 150 private partner offices with Alur office fronts, open workstations for support staff, client and employee pantries and dedicated food prep areas. High-end elevator lobbies with custom millwork and tile, along with multiple new restrooms, further elevate the experience. The scope also encompasses several new mechanical and IDF rooms, with upgraded MEP systems, including a new air conditioning unit for the public assembly and split systems serving the IDF rooms.
